NORTH TEXAS CAPITAL COMPANY
Put Your Capital to Work Real Assets. 100% Texas.
We deploy capital into Texas real estate-backed assets: long-term notes, short-term notes, and value-add development. We underwrite the asset, draw on local market knowledge, and invest our own capital alongside yours when the structure fits.
deploy capital - three ways
Long-Term Notes
You own the debt, not the property. Land and single-family mortgages with real estate as collateral.
- Land notes
- Single Family mortgages
- Monthly Payments
- Secured by Texas real estate
Short-Term Notes
Hard-money loans to flippers, builders, and land developers. Shorter duration, so capital can come back and be redeployed.
- Fix-and-flip loans
- Land development loans
- Typically 6 to 18 months
- Secured by Texas Real Estate
Development
We find undervalued land or property and unlock equity through entitlement, improvement, and sale. Higher returns, higher risk, and generally no interim cash flow.
- Land Subdivides
- Land entitlements
- Fix-and-flip Projects
- New Builds - Single Family
OUR STORY
I'd rather be the bank than the landlord.
I started investing in Texas real estate in 2013. My first home became my first rental. From there I followed a simple pattern. When I sold a rental, I'd buy another one and use the rest of my profits to buy a flip. The flips created profit, and the rentals created cash flow. I've owned multiple rental properties and flipped multiple homes. My projects include a fire-damaged house, a 1910 home we gutted and remodeled, and acreage we fully improved for a mobile home. Each one made me wiser and pickier about where I put capital, weighing how long a project takes against what it returns, because a quick deal with less profit can sometimes be the better investment. Along the way, I sold a couple of my rentals with owner financing. Instead of cashing out, I kept the loan and became the bank. Looking back at those profits, what stood out was how passive they were. In 2024 I founded an electrical business. As I got busier managing people and operations, I wanted investments that were more passive and predictable than rentals. Those owner-financed sales had shown me what that looked like, so I bought my first note, a land note. The borrower made the payments, and the land secured the note. In my experience, notes take far less work than rentals and produce a better return on my capital. No tenant calls, no repairs, no insurance claims or property taxes to manage, just a borrower making payments on property that secures the loan. Land became my favorite. Land notes offer higher yields, and the borrower's improvements decrease my investment-to-property-value position. Growing my note portfolio became my goal. It already covers my living expenses and will eventually become my sole income. Here's where it gets interesting: I pledge my notes as collateral with the bank and borrow against them to fund note acquisitions and development projects!!! Not many investors do this, and it lets me keep growing my portfolio without having to sell anything. NTXCapCo follows the same pattern: long-term and short-term notes - the rentals, with steady payments backed by real estate. Short-term notes, such as loans to flippers and land developers, add flexibility. Their shorter timelines allow capital to be redeployed, and I can use leverage for a period, then step back if the market changes. Development is the flip: more potential reward and more risk. Everything is in Texas. I invest my own capital and stay hands-on. I want to partner with others, share what I've learned, and fund larger deals, or more of them, together. If that sounds interesting, let's talk and find a way to partner.
