Investment Strategies
Three Ways to Deploy Capital.
Long-term notes, short-term notes, and undervalued land and property. All real estate-backed, all in Texas, with our own capital invested alongside yours when the structure fits.
Long-Term Notes
Long-Term Notes
You own the debt, not the property. We buy and hold notes secured by Texas land and single-family homes, many created through owner financing. The borrower makes monthly payments, and the real estate secures the note. Land is our favorite: borrower improvements can improve the collateral position over time.

- Single-Family Mortgage Notes
- Owner-Finance Notes
- Performing and Sub-Performing Notes
Short-Term Notes
Loans to flippers and land developers. We lend to fix-and-flip investors and land developers on shorter timelines, secured by Texas real estate. Shorter terms let capital be redeployed, and we can scale this up or down as the market changes. These loans typically include origination points and a minimum interest period.

- Bridge Loans
- Land Development Loans
- Construction Loans
What We Look For
Undervalued Assets
We look for land and property priced below its potential, where entitlement, improvement, or repositioning can create value.
Defined Timelines
Every project needs a realistic exit and a defined timeline. We avoid open-ended development.
Growing Texas Markets
We focus on Texas markets with growing population and demand, where there's a likely buyer for the finished product.
Development & Construction
Undervalued Land & Property
We find undervalued land and property across Texas and unlock value through entitlement, improvement, and sale. This is the higher-reward, higher-risk side of what we do, and it generally pays no income along the way.
- Raw Land
- Land Entitlements
- Residential developments up to 50 lots
- Fix-and-flip and small value add projects
